Hay Hua Hin is an eight-storey condominium in Nong Kae Subdistrict of Hua Hin, on Phetkasem Road. A single building holds 252 apartments of 24.50 to 37.75 sq m. The building is complete and ready to move into; the developer is Sansiri, and the price it quotes starts at 1,250,000 baht.
Four of the five layouts are a single room with no internal partitions. From the door comes the kitchen, then the dining area and the living area at the window, while the sleeping space sits to the side of the dining area. The drawing labels it BEDROOM, yet puts neither wall nor door around it. Rooms behind doors appear only in the 37.75 sq m apartment: a bedroom, and a second room with a window and a bed, labelled MULTIPURPOSE ROOM. It, too, has one bathroom.
Homes occupy the second to the eighth floor, 36 apartments on each. The first floor has no apartments at all: it holds the building's communal rooms, the storage and the pump rooms, and the rest is open space on columns. The pool lies in the courtyard, in the corner between the two wings. The inner row of both wings faces the courtyard while the outer row looks out to the plot boundaries, and the gym faces it through full-height glass.
The plot is small — 2,648 sq m — and the building footprint takes up about half of it. The courtyard with its pool and lawn is the only open space for residents; the rest is driveways and planting along the boundary. There is a single way in. The developer publishes no distance to the sea.
A unit in a Thai condominium is held freehold, in full ownership. A foreign buyer can take one within the building's quota of no more than 49% of its residential floor area. How much of that quota is free, and what the upkeep costs, Sansiri does not publish. It says only that an owner pays into the sinking fund, and pays common charges, taxes and fees at the rates set under the condominium law.
The project owner is Red Lotus Property Co., Ltd., with registered capital of 20 million baht; in the Sansiri group structure it is a wholly owned subsidiary. As at the end of 2024, 66% of the apartments were sold.

Features of the complex
- The washing machine goes on the balcony
- In the four small layouts the space for a washing machine is set on the balcony. In the 37.75 sq m apartment it moves into the kitchen.
- Two lifts for 252 apartments
- Both lifts stand in one hall by the inner corner of the building. There are two staircases: one beside the lifts, the other at the far end of the corridor.
- 38 spaces for cars
- There are 38 car spaces — roughly one for every seven apartments.
- No bathtub in any layout
- The drawings show two fixtures in the bathroom: a basin and a WC. Neither a tub nor a shower cubicle is drawn in any of the five layouts.
- One larger apartment per floor
- Every residential floor has one 37.75 sq m apartment, at the inner corner by the courtyard. There are seven of them in the building; the other 245 are the small ones.

Where the developer contradicts itself
- The developer's brochure opens with a price “from 1.49 million baht”, while its own English project page today shows “from 1,250,000 baht”.
- The brochure calls the plot “approximately 1 rai”, that is about 1,600 sq m; Sansiri's annual report as at 31 December 2024 gives 1 rai 2 ngan 62 square wah, that is 2,648 sq m. The figure from the report is the one used here.
- The developer's type table gives the one-bedroom units a range of 24.50–26.00 sq m, while the largest such apartment among the drawings it publishes is 25.75 sq m.
- A bedroom here means a room separated by walls and a door. That is why the 245 small apartments carry zero bedrooms in this record, although the type table files them as one-bedroom (“1 ห้องนอน 1 ห้องน้ำ”): their drawings put no partition between the sleeping space and the living area.
- By the same rule the 37.75 sq m layout counts as a two-bedroom unit, as it does in the type table (“2 ห้องนอน 1 ห้องน้ำ”), although the second room is labelled MULTIPURPOSE ROOM on the drawing: walls and a door separate it, and a bed is drawn in it.
- The brochure expected construction to finish around September 2023; the 100% completion figure appears in Sansiri's annual report as at 31 December 2024.
- The legal block of the brochure (data as at 10 January 2022) says the EIA and construction-permit applications had been filed and not yet decided. The developer does not publish the outcome, so the environmental-assessment line of this record is left empty.
- The Thai project page has been taken down: its address redirects to the general list of upcountry condominiums, while that same list still links to it. The English page opens, but its “Project details” fields are empty.
