About the project XT Phayathai

XT Phayathai stands on Sri Ayutthaya Road in Ratchathewi — central Bangkok, where BTS Phaya Thai meets the Airport Rail Link. Two towers of forty-one and thirty-seven storeys on three rai, one thousand four hundred and thirty-five apartments.

The mix covers both the studio format and the family one: one-bedrooms of 25.25–49.75 sq m, two-bedrooms of 61–101. An upper bound above a hundred metres in a building by the station is unusual — land like this normally goes entirely to small lots for letting.

The shared part is urban: a pool, a gym, a library, co-working, a function room and a garden, round-the-clock security and CCTV, an EV charging station. The project was built jointly with Japan's Tokyu Corporation, a partnership Sansiri has run since 2014.

The building is finished and occupied. Per the developer's annual report, at the end of 2024 construction stood at 97% and 87% of the apartments were sold; the project value is 9.5 billion baht.
