Setthasiri Charan-Pinklao stands on the road along the Taling Chan railway, in Bang Khun Non, Bangkok Noi — Bangkok's western bank between Charan and Pinklao. Eighty-three rai, two hundred and ninety-two houses.
Eighty-three rai is the size at which a development stops being a block and becomes a neighbourhood: three separate gardens are given to shared use rather than a single courtyard. There are four house types: Precious at one hundred and seventy-five square metres, Timeless at two hundred and two, Pride at two hundred and forty-five, Treasure at two hundred and ninety-four. Plots start at fifty square wah and entry at nine million baht.
The clubhouse is a single gesture: a parabolic vault in brick and glass set above the water, with a long pool running away from it along the development. From inside the vault works as a frame — the whole pool is in view.
The houses are two-storey in dark glass and white render with brick inserts, with a two-car carport. Per the brochure's legal section the land is six title deeds of about eighty-three rai, mortgaged to Siam Commercial Bank; the document's data is as of October 2014.
