THE BASE Garden Rama 9 stands on Rama IX Road in Hua Mak, Bang Kapi — eastern Bangkok, away from the Rama IX office cluster. Three rai of land, thirty-six storeys, one building, six hundred and thirty-nine apartments.

Six hundred and thirty-nine apartments on three rai is the density of a tower by a transport hub. There are two formats: one-bedrooms from 26.25 to 34.75 sq m and two-bedrooms from 49.75 to 55. Entry starts at 2.19 million baht.

The project's name is earned by its garden: a park with mature trees is laid at the foot of the tower, the water runs along the planting rather than sitting in a box, and the loungers stand on grass. The lobby is double-height with a full-height stone wall.

The shared part holds a gym, a library and a multi-purpose area; security and CCTV run around the clock.

Number of apartments: the developer's page says 639. Thai reviews count 639 residential units plus one commercial, while the partner's press release says 640 residential. The card prints the developer's figure and lists the commercial unit separately.
Plot area: the developer writes “appr. 1.4 acres” (3.54 rai) while Thai reviews say “about 3 rai”. Nobody publishes an exact rai-ngan-wah figure; the card prints the reviews' rounding.
The brochure has no legal section — it is empty, with no text layer at all. The card gives no title deed number, mortgage status or construction dates.
