About the project THE BASE Bukit Phuket

THE BASE Bukit Phuket is a low-rise condominium in Wichit sub-district of Mueang Phuket, on the eastern side of the island next to Phuket Town. Three buildings, A, B and C, stand eight storeys tall and hold 604 homes; there are no commercial units. The plot measures 4,800 sq m, or three rai. Sansiri PLC started construction in November 2023 and set completion for September 2025; the building is now ready to move in. Prices start at ฿2.55 million.

There are twenty-six layouts, from 25.50 to 55.25 sq m. Four of them are studios: 1F and 1FM at 25.50–25.75 sq m, 1A and 1AM at 26.25–27.00 sq m, with the living area and the bed in one volume. Eleven are one-bedroom units, where a bedroom behind a wall with a sliding partition starts at 29.50 sq m, in the 1B and 1C groups. The 33.75–37.00 sq m formats (1DM-1, 1D, 1DM, 1G) are sold as “1 Bedroom Plus” and add a separate multi-purpose room to the bedroom. Eleven two-bedroom units run from 50.00 to 55.25 sq m, each with two bathrooms, one of them en suite.

The ground floor holds a double-height lobby with a drop-off loop, the pool with a children's pool, a jacuzzi and a relaxing pool, a garden with seating, and parking; tall trees and waterfalls surround the water. Homes on this level exist only in building C. Basement parking sits under buildings B and C, while building A has no basement.

The roof garden on buildings B and C covers more than one rai: a lawn, hammocks under palm trees and the Sansiri Backyard vegetable plot to pick greens from. The co-working space is split into long tables, private pods and meeting rooms; the entertainment room has a billiard table and folding doors onto the garden. Wi-Fi runs in the lobby, the co-working space, the entertainment room, the chill-out zone and the fitness room.

The address is Wichit Songkram Road, Wichit sub-district, Mueang Phuket district, postcode 83000. Driving takes 3 minutes to the Makro hypermarket, 5 to Lotus, 10 to Bangkok Hospital, 15 to Phuket Old Town and 25 to Patong. The nearest large mall is Central Phuket. A shuttle runs from the building to the business district and the malls.

The project is owned by Sansiri PLC, registration number 0107538000665. The land is assembled from seven title deeds: 124103, 124104, 33714, 33715, 33716, 33717 and 33718. The construction permit is in place and the EIA is approved. The land and buildings are mortgaged with Kasikorn Bank and the mortgage has not been lifted. In Sansiri's 2024 annual report the obligation column against THE BASE Bukit reads “financial institution”, as at 31 December 2024.

The building belongs to THE BASE line of urban condominiums by Sansiri PLC. The company holds the land and the buildings itself, and security, CCTV and monitoring are run by its own services.

Parking for about 30% of the units: There are fewer parking spaces than homes: according to the developer they cover about a third.
Peranakan culture behind the look: Sansiri explains the look through two references: local Peranakan culture and “Phuket’s undulating sea and vibrantly coloured trees”.
A pool over thirty metres long: The length comes from the developer: the pool is meant for swimming laps as much as for lounging at the water.
Every home is labelled on the floor plans: Next to a number such as 010813 the plan carries the layout code and the area, so a specific home can be picked before a visit.
The sunbathing decks are on the eighth floor: There are two of them, one by building B and the other by building C.

Where the developer contradicts itself

Plot area. The brochure gives 4,800 sq m and “approximately 3 rai”, and the Thai version of the project page also says 3 rai; the 2024 annual report records 4-0-0 rai, while a second, older page for the same project on sansiri.com says “approximately 4 rai”. This card uses 4,800 sq m and three rai.
Number of homes and completion date. The older project page prints 568 units and completion in 2021; the brochure, the international project page and the annual report all agree on 604 units and September 2025. This card uses 604 homes.
Starting price. The English project page says ฿2.55 million, the Thai one ฿2.89 million, and the Thai banner sells that same ฿2.89 million as a special price with an asterisk.
Lower bound of the two-bedroom range. The brochure's type table opens it at 50.25 sq m, while the 2A and 2AM layout sheets show 50.00 sq m. The areas on this card follow the drawings.
Captions of the 360° tours on the developer's site: 27.13, 26.57, 30.23 and 31.84 sq m for types 1A, 1AM, 1B/1BM and 1C. None of these areas appears in the type table, and the developer does not say what they include.
Room labels in the studios. In 1F and 1FM (25.50–25.75 sq m) the drawing labels “BEDROOM” separately from “LIVING & DINING AREA”, yet there is no wall and no door between them: a wardrobe and a television unit stand in for one. In 1A and 1AM the same volume is labelled “LIVING & BEDROOM”. This card counts all four as studios.
The type table is poorer than the developer's own drawings: it has three rows and no studio row, while the drawings come to four studios, eleven one-bedroom and eleven two-bedroom layouts.
The basement. The basement plan labels only buildings B and C; the older project page describes the building the same way — “8 stories 1 building, 8 stories and 1 basement 2 building” — although that same page disagrees with the other materials on unit count and completion date.
