Setthasiri Kohkaew Retreat is an estate of 110 two-storey houses in Koh Kaew, on the eastern side of Phuket in Mueang district. Sansiri PLC has been building since August 2024, and the common areas are due in December 2027. A house with its land sells from ฿12.59 million.
All four types have four bedrooms. The step from 204 to 323 sq m does not buy more of them: the extra area goes into service rooms and an upstairs family room. The orientation is not shared either. On three types the living room faces the entrance terrace, while MASTERY puts a ground-floor bedroom at the front and pushes the living half towards the back of the plot. No type has a private pool, so swimming means the communal one; cars stand under an open carport, and not one plan draws a garage.
Koh Kaew lies on the eastern, bay-facing shore, and no beach is within walking distance. Swimming means driving to the west coast: the slip road onto the Kathu–Patong expressway is two hundred metres from the gate. The pull here is a different one. British International School Phuket is 800 m away, and the estate is announced as housing beside it. Hospitals, the old town and the airport stand between nine and twenty-five kilometres off, and Sansiri names no public transport stop nearby: life here runs on a car.
The land is mortgaged to Krung Thai Bank, and as of April 2026 the land allocation permit was still being applied for. For a foreign buyer something else matters more: what sells here is a house together with its land, and a foreigner cannot take land in Thailand into ownership. The familiar 49% quota applies to condominiums and has nothing to do with house estates. Sansiri publishes no ownership scheme for a non-resident, no land lease term and no maintenance fee; for such questions the company keeps a separate address, internationalbuyers@sansiri.com. The common grounds will be run by Plus Property.
Sansiri PLC is a Thai public company, and it owns the project and the land itself rather than through a separate project firm. Phuket is not new to it: in the same Mueang district it has the Saransiri Kohkaew Retreat estate of 115 houses. The names of its two estates in Koh Kaew are easy to confuse.

Features of the complex
- A ground-floor bedroom in every type
- In every type one of the four bedrooms sits downstairs with a bathroom of its own beside it, so an elderly parent need not use the stairs.
- The maid's room has its own bathroom
- In the three larger types it sits at the rear of the ground floor beside the kitchen and gets a bathroom to itself. GLORY has no such room at all, so live-in help has nowhere to stay.
- Plot sizes differ twofold
- The land under a house runs from 56.2 to 126.3 square wah, that is 224.8 to 505.2 sq m.
- Common areas are 5% of the saleable area
- That is the share of the estate's saleable area given over to the common grounds and everything built on them.
- MAJESTY has a double-height living room
- On the MAJESTY second-floor plan part of the living room carries no slab above it: the space runs the full height of the house.
- A barrel instead of a slide on the playground
- The main piece of play equipment is a man-high wooden barrel tunnel with black hoops, set on colour-poured rubber surfacing.
- The first Setthasiri in Phuket
- The Setthasiri range reaches the island for the first time. There is no finished Setthasiri house to walk through in Phuket: the built estates of the range are all off the island.

Where the developer contradicts itself
- The English project page gives a starting price of ฿12.59 million, the Thai page of the same project ฿16 million, and the brochure prints no price at all.
- Project area: both editions of the brochure give 34 rai, the English page gives approximately 54,400 sq m (which is what 34 rai equals), while the Thai page prints 34-65.99-3 rai-ngan-square wah, and 65.99 ngan cannot exist.
- The mall 5.8 km away: the English page and the Thai brochure name Robinson Lifestyle Thalang in the north of the island, while the English brochure names Robinson Chalong in the south on the same line.
- The expressway 200 m away: both editions of the brochure and the Thai page call it Kathu–Patong, while the English page calls it the Phuket expressway connecting Muang Mai to Kathu.
- The legal line in the Thai edition of the brochure belongs to a different Sansiri project — Anasiri Pa Khlok in Thalang district: chanote no. 63558, about 50 rai, mortgaged to Kasikorn Bank, construction from January 2020. The legal block on this page is taken from the English edition, which carries the Setthasiri Kohkaew Retreat data.
- Sansiri's 2024 annual report does not list the project — only the neighbouring Saransiri Kohkaew Retreat appears there. The mortgage, the construction dates and the title deed numbers rest on one document rather than two.
- The innovation lists diverge three ways. The brochure names the Double Volume living room and the Baby Boomer Generation Ramp, which neither edition of the project page carries. Roof ventilation, low-flow sanitary ware and energy-saving appliances appear only in the Thai edition of the page: the English one reduces the whole innovation block to two items, LIV-24 and Breeze Panel, and illustrates them with photographs of another Sansiri project, Saransiri Srivaree.
- The address in the factsheet header of the English project page reads "The Tales BangJo Phuket CherngTalay, Phuket": that is neither the Koh Kaew of the brochure and the legal footer nor the "ต.เกาะแก้ว อ.เมือง" of the Thai page, but a stray line — a different name and a different part of the island (Cherng Talay in Thalang district).
