Setthasiri Ruamchok stands in San Phi Suea — the northern part of Chiang Mai city, between the ring road and the Ping river. The plot is assembled from SIX separate title deeds and totals twenty-nine rai: the figure matters less in itself than for what it implies — a community of this size inside the city is rare, the land here was divided long ago.
Setthasiri is Sansiri's classical-architecture line, and here it reads literally: pilasters, an arched entrance portal, bay windows. This is a deliberate refusal of the Thai modernism that fills neighbouring projects of the same class.
The houses are two-storey and detached. The common area is stated at 5% of the saleable area — the developer names a share rather than an abstract promise of generous public space.

- The plot is assembled from SIX title deeds (90006, 9007, 90010, 98461, 3943, 94030). All are printed: a single number instead of six would suggest one original holding, which there was not.
- The developer's catalogue row gives 2024 as the completion year; the brochure states construction from March 2023 and common-area completion by December 2025. The brochure figure is used: it is dated and signed by the developer.
- As of the brochure's date the land is mortgaged to a financial institution and the land-allocation licence has been applied for but not granted. The brochure publishes neither the number of houses nor their areas — those figures are absent from the passport.
