Ayutthaya was Siam's first capital, and the development sits in Ko Rian, a subdistrict of its own district, by Highway 3477. Forty-one rai, two hundred and twenty-five houses, plots from 35.56 to 60 square wah.
There are three house types, named with the Japanese words for the seasons: Fuyu — one hundred and thirty-four square metres, Aki — one hundred and fifty-two, Haru — one hundred and seventy-seven. The concept is declared as modern Japanese with an eye on Kyoto: simple volumes, deep eaves, wooden lattices on the façades.
The clubhouse is built from the same devices — a wide-eaved roof on timber posts, a long pool along the garden. The playground is laid with coloured surfacing whose pattern reads only from above.
Entry starts at 4.39 million baht. Per the brochure's legal section the land is title deed 1235, about forty-one rai, mortgaged to Bangkok Bank; construction began in April 2023.
