Setthasiri Don Mueang occupies seventy-nine rai in Si Kan — Don Mueang, the north of Bangkok, next to the old airport that now serves low-cost carriers. Proximity to the runway sets both the price of the land and the reason people come here: the centre is far, the departure gate is fifteen minutes away.
Two hundred and sixty-two houses on seventy-nine rai give about four hundred and eighty square metres of land per house — midway between the premium Narasiri and the mass-market lines.
🔴 The project owner named in the document is not Sansiri itself but NED Management Co. (reg. no. 0105547067741). Sansiri runs the project under its brand, but the developing legal entity is a different one, and that matters to a buyer more than the name of the product line.
There are five house types with English names: Monro 205 sq m (four bedrooms, two cars), Lawrence 249 sq m, Austen 308 sq m, Masefield 383 sq m and Rosenberg 462 sq m — five bedrooms, six bathrooms, four parking spaces. Plots run from 54 to 146 square wa. Every type but the smallest has a maid's room with its own bathroom.
The common area is arranged around a large lake with a park: clubhouse, pool, gym, co-working space and a kids' room. The lake is not an ornamental pond — it sets both the layout of the community and which houses face the water.

Where the developer contradicts itself
- The document names NED Management (0105547067741) as project owner, not Sansiri PLC (0107538000665). The catalogue lists it under the Sansiri brand; both are printed, because obligations are answered for by the developer, not by the brand.
- The number of houses (262) comes from the project page; the plot and title deed from the brochure.
- The card has no photographs: Sansiri's brochures carry a shared corporate photo set, and a frame appearing in more than one brochure is not taken into a gallery. A photograph of another house passed off as this one is the very defect that cost 93 cards in August.
