About the project Setthasiri Watcharapol-Theprak

Setthasiri Watcharapol-Theprak stands in the same Tha Raeng as its neighbour Narasiri, but solves a different problem: fifty-two rai for one hundred and seventy-seven houses is about three hundred square metres of land per house — twice as dense as the neighbour and twice as affordable.

The developer names the stylistic reference outright: Georgian England. Hence the symmetrical facade, white architraves, dormer windows and shutters — a recognisable set which, in a district built up with nineteen-nineties Thai modernism, works as a difference rather than as decoration.

There are four house types, all with English names: MONRO 206 sq m (four bedrooms, four bathrooms, two cars), LAWRENCE 250 sq m, AUSTEN 310 sq m with an upper-floor lounge, and ROSENBERG 464 sq m — five bedrooms, six bathrooms and a separate multi-purpose room. Every type but the smallest includes a maid's room.

The common area holds a clubhouse with a pool and a separate children's pool, a gym, a playground, a park zone and the Sansiri Backyard vegetable garden. Security is stated as the round-the-clock LIVE-24 system.

Construction began in January 2023 and the common area is stated for completion in December 2029 — almost seven years. For a buyer that means the house can be taken long before the community is finished as a whole.

Where the developer contradicts itself

The brochure says NOTHING about a mortgage on the land — neither that there is one nor that there is not. The field is therefore absent from the passport: the source's silence cannot be printed either as 'mortgaged' or as 'free of encumbrance'.
The number of houses (177) comes from the project page; the plot and title deed from the brochure.
The card has no photographs: Sansiri's brochures carry a shared corporate photo set, and a frame appearing in more than one brochure is not taken into a gallery. A photograph of another house passed off as this one is the very defect that cost 93 cards in August.
The brochure's summary line gives an area range of 206–462 sq m, while the largest type, ROSENBERG, is labelled 464 sq m. The two-metre gap is the developer's rounding; each figure is printed where the source states it.
