XELF stands on Rama 4 in Khlong Toei — inner Bangkok, not the belt. Thirty-seven storeys with a basement level and a separate retail building on four rai; nine hundred and forty-six residential apartments and three retail units.
The building is assembled around one person: of those nine hundred and forty-six apartments, seven hundred and ninety-four are one-bedrooms of 23.75–38.75 sq m. There are one hundred and fifty two-bedrooms and, in the whole tower, two three-bedrooms of 85.5 sq m each. Layouts come in two executions, plain and with a mezzanine — at the same floor area these are different apartments.
The shared part is spread through the height: a garden with pavilions at the bottom, a pool and a glass-walled gym at the top, and between them co-working, a meeting room, an entertainment room and a communal kitchen. Parking covers roughly 44% of the apartment count — generous for a building whose standard unit is a one-bedroom.
