Saransiri Tientalay 30 stands in Tha Kham — Bang Khun Thian, the south-western edge of Bangkok and the capital's only district with a sea frontage. Eighty-seven houses on forty-two rai: roughly two hundred square metres of common land per house on top of the plots, and it shows in the layout — the community is not squeezed.
Plots start at one hundred square wa, that is four hundred square metres. For Bangkok that is generous: in comparable belts the usual division is half as large.
The developer calls the style Modern Farmhouse: steep gabled roofs, vertical cladding, dark window frames. The houses are two storeys, 184 to 264 square metres of usable area; the ASTER type is 184 sq m with four bedrooms and three bathrooms, the YARROW type 237 sq m.
Inside, the developer singles out two rooms that specifications usually omit: a separate Thai kitchen (strong-smelling frying kept away from the living room) and a Together Space — a shared room that is not counted as a bedroom.
