ELSE Bearing 32 is four houses in Soi Bearing 32, Sam Rong Nua, Mueang Samut Prakan. The fourth ELSE format in the catalogue and the second where the houses can be counted on one hand.
The houses are two-storey, 364–457 sq m, on plots of 162 to 191 square wa, with three parking spaces. Entry is 43.9 million baht. The seller on the documents is not Sansiri itself but BIG TOUCH 2 — and, importantly, the land is not allocated into separate parcels: the houses are built on a single title deed.
There is no shared part — this format does not need one. In its place the developer lists the house's engineering: solar panels, heat-reflecting glass, impact-absorbing flooring, breeze panels in doors and windows, an air purifier and a gate intercom.
Construction began in April 2024 with handover stated for December 2025. The land carries no encumbrance per the document.
