Anasiri Rangsit Klong 3 stands in Khlong Sam — Khlong Luang, Pathum Thani province, not Bangkok. The distinction matters: formally this is a suburb, in practice it is the Rangsit university belt, where demand is made by lecturers, students and families who work in Bangkok but live beyond its boundary.

The developer calls the style Modern Japanese, and it is more than a caption under a rendering: the motif runs through the whole project — timber screens on the facades, a gate with a deep roof overhang, a clubhouse with an open veranda and a children's room painted with Mount Fuji. The three house types are named after Japanese seasons — FUYU (winter, 134 sq m, three bedrooms), AKI (autumn, 152 sq m, three bedrooms and four bathrooms) and HARU (spring, 177 sq m, four bedrooms).
The common area is built for families with children: a clubhouse with a pool and a separate children's basin, a gym, a playground, a park zone and the Sansiri Backyard garden. Security is the round-the-clock LIV-24 system.

Where the developer contradicts itself
- The project is in Pathum Thani province, not in Bangkok. In our geography Pathum Thani is a district of the Bangkok market (Greater Bangkok), and the card sits there; calling the address a Bangkok one would be untrue, so the province is named in the text.
- The catalogue row gives 2026 as the completion year; the brochure states September 2030. The brochure figure is used: it is dated and signed by the developer.
- The card has no photographs: Sansiri's brochures carry a shared corporate photo set, and a frame appearing in more than one brochure is not taken into a gallery. A photograph of another house passed off as this one is the very defect that cost 93 cards in August.
- The brochure address in the card's source has been corrected: the 'anasiri-rangsit-klong3' form returns 403; the working one is 'anasiri-rangsit-klong-3'.
