The Prospect Pattaya

The Prospect Pattaya is a village of 80 two-storey houses in Nong Prue, East Pattaya, built by Grand Paradise Villa. The format is a detached house on its own plot — not a townhouse and not an apartment.

There are two and a half times as many parking spaces as houses: people drive here, and the project assumes it. East Pattaya has almost no public transport — living here without a car is awkward.

Nong Prue is the Pattaya behind the hills: quieter, greener and cheaper than the coastal strip, but fifteen to twenty minutes from the sea. In exchange you get land under the house and room for a garden.

The developer has no website of its own; everything public about the project sits on a Facebook page and in agency catalogues. Check the legal terms and the exact phasing in the contract.
