Embassy Life is three buildings on Jomtien Second Road, 450 metres from the beach. The developer is Matrix Developments and handover is set for January 2029. There are 452 apartments on sale, from 2.85 million baht for a studio to 10.89 million for a two-bedroom.

The buildings differ in height: in building A the apartments run from the sixth floor to the 24th, in B and C from the second to the 18th. The split is fairly even — 184 apartments in the first building, 149 in the second and 119 in the third. Formats are small: 365 one-bedroom units, 71 two-bedroom and 16 studios, with areas from 22.6 to 70 m² and three-metre ceilings.

The grounds are built around water: a 70-metre pool with a counter-current swim trainer, a separate cave pool, an open jacuzzi, a floating timber yoga deck over a lotus pond, a spa and a gym. For a 452-apartment development that is an unusual amount of water per resident.

The setting is quiet: this is Jomtien by Baan Fah Rim Hadd, five kilometres from central Pattaya. The sea is 450 metres away, but Second Road and a line of buildings stand between the development and the water — the lower floors of buildings B and C should not be expected to have a gulf view.

The public materials carry no legal detail: no chanote, no foreign quota, no maintenance fee.
