About the project The Modeva

The Modeva is a condominium under The Title brand in Bang Tao on the west coast of Phuket, 500 metres from the beach. Seven seven-storey buildings sit on a 15-rai plot (25,328.60 sq m) and hold 859 apartments. The developer is Rhom Bho Property, a public company listed on the Stock Exchange of Thailand under the ticker TITLE. The building is still going up: overall progress reached 71.1% in July 2026.

The 29 to 148 sq m spread is not a matter of bigger and smaller one-bedrooms but of different ways to live. At the bottom sits 1BS at 29 sq m. The queen-size bed shares one room with the living area; the kitchen line with the fridge and the washing machine is gathered by the entrance, next to the bathroom. In the Plus types at 55–58 and 93–111 sq m the bedroom is joined by a working room — the developer's own name for it. The top of the range is two-level duplexes and three-bedroom penthouses of up to 148 sq m.

There is more shared space outdoors than in: 33 zones outside against 26 inside. Outside there is a 50-metre lap pool, jacuzzis, a water dome and The Atlantis Rooftop. Inside — an onsen, a salt sauna, a steam room, a theater room, a co-working space with a library and a co-kitchen. The kids' club is split into three rooms: a toy room, the Emerald pool and a game zone. Parking is about 330 cars plus 33 in double stacking — roughly one space per two apartments, which is worth knowing for anyone counting on two cars.

The site plan explains the approach: the commercial block stands by the road, and the seven residential buildings A to G are set behind it around the water. The sea is 500 metres away through the Bang Tao streets — this is not a beachfront plot, and seven storeys do not buy a way around that.

The legal side is not disclosed: the brochure carries no title deed number, no foreign quota share and no monthly common-area fee, and the developer names no handover date either. What it does publish is the works: piling complete, structure at 99.8%, architecture at 58%, building systems at 55.5%. The shell, in other words, is standing while the insides are still being fitted.

The shell is up, the systems are not: In July 2026 the developer reports piling at 100%, structure at 99.8%, architecture at 58% and building systems at 55.5%, with 71.1% overall. The gap between structure and systems is the part of the job that usually eats the remaining schedule.
About one parking space per two apartments: Parking is planned for about 330 cars, with 33 more in double stacking, against 859 apartments. For a project 500 metres from the beach, where people arrive by car, that is a constraint rather than a detail.
Retail by the road, homes behind it: On the first-floor site plan the commercial block stands at the entrance, and the seven residential buildings A to G are laid out behind it around the water. The homes are screened from the street by the retail — and the way in runs through it.

Apartment sizes: the developer's brochure takes the range up to 148 sq m (three-bedroom penthouse, 130–148 sq m), while titlemodeva.com states “29 to 111 sq m”.
Distance to the beach: the developer states 500 m twice; titlemodeva.com says one kilometre.
Number of unit types: the project page lists twelve entries, the brochure groups them into eight categories and at the same time claims “11 unique unit types”.
Handover: the developer publishes only progress (71.1% in July 2026). title-modeva.com names Q1 2027, titlemodeva.com names Q4 2026.
The brochure publishes floor plans for five buildings out of seven — A, B, C, E and G; there are no sheets for D and F.
