Baan Mai Khao sits at the northern tip of Phuket, on Mai Khao — the island's longest and emptiest beach, far from both the density of Patong and the traffic of Cherng Talay. The building stands directly on the shore, and the developer measured that contact in metres: 70 metres of beach frontage. On this island that is a rare figure — most projects marketed as beachfront are separated from the water by a road, a hotel, or someone else's plot.
The layout is not a tower but nine low-rise buildings on 13 rai: six of three storeys and three of five. That decision explains both the modest count of 206 units on a plot where a vertical scheme would have yielded twice as many, and the point of the project — a view of the water from garden level rather than from the fortieth floor.
Unit types run from one bedroom to penthouses above 260 sq m, and include something Phuket rarely offers: a two-storey duplex with two bedrooms and three bathrooms. A separate category are the pool-access units, which step straight from the terrace into the water.
The project was completed in April 2015 and is offered as foreign freehold. The legal section below opens what is usually left unpublished: the title deed number, the plot area in rai, the mortgagee bank and the construction dates — from the developer's own document.

Where the developer contradicts itself
- The brochure names Ansawat Ltd. (reg. no. 0105546144865) as project owner, not Sansiri PLC itself (reg. no. 0107538000665): the developer's catalogue lists the project under its brand, while the document names the legal entity. Both are stated.
- The brochure gives the plot area twice: 5.42 acres and 13-2-90 rai — 21,934 and 21,960 sq m respectively, a 26 sq m gap from rounding the acreage. The passport uses the Thai figure, which is the more precise one.
- Building heights differ: six three-storey and three five-storey. The storeys field carries the upper figure; the range is printed separately.
- The brochure lists FIVE unit types as area ranges but publishes only THREE drawings (1B-1, 2A-1, 3B-1). The layouts section carries the drawings — those whose code is legible on the drawing itself; the full range of types is stated in the description so that a table is not presented as floor plans.
