Anasiri Paklok is an estate of 259 two-storey houses in Pa Khlok, in the north-east of Phuket, on Tha Ruea – Mueang Mai Road east of the Heroines Monument junction. A house has four bedrooms and three bathrooms and runs from 148 to 186 sq m. Construction is over and the houses are sold ready to move into. Prices start at ฿5.39 million, and the top of the published range is ฿8 million. The developer is Sansiri PLC.
The three house types differ in land and parking, not in rooms: the room set is the same in each, down to a bedroom on the ground floor. The smallest type spreads 148 sq m of living space over a plot of 35 square wah, that is 140 sq m of land — less than the house itself. The house is on two levels, so its footprint takes about half the plot and the other half goes to the yard and the carport. The two larger types sit on 50 square wah, 200 sq m, with a wider yard on three sides. The third parking space of the largest type is drawn in a second row: one car stands behind another, and getting it out means moving both.
Everything shared sits in one place, at the centre of the estate. There is the club, a pool salted instead of chlorinated, a separate shallow basin for children, a room of exercise machines and a play area. Together they take 5% of the saleable area, and the rest goes to the houses and their plots. Beside the club is Sansiri Backyard, beds where residents pick their own vegetables and fruit, grown without chemicals. There is no retail inside — no shop and no café: groceries mean a drive to Thalang.
Tha Ruea – Mueang Mai Road crosses the island from west to east. Eastward it ends at Ao Po Pier, where boats leave for the islands of Phang Nga Bay. Westward it meets Thep Krasattri and Sri Sunthon, the two main roads of Phuket, which carry traffic north to the airport and west to the beaches. This is not a beach address: Pa Khlok is the eastern shore, of mangroves, boat landings and farms, and swimming means crossing the island. The Thalang National Museum stands by the turn, shops, schools and hospitals are strung along Thep Krasattri, and every errand needs a car.
What is sold here is a house together with its land, and for a non-resident that changes the first question. The 49% foreign ownership rule applies to condominiums only, while land in Thailand cannot be held in freehold by a foreigner at all. How a purchase is arranged in that case, what the upkeep of the estate costs and on what schedule it is paid, Sansiri does not state in its public materials. The land allocation licence was still being obtained at the date of the brochure, and the land is mortgaged to a bank. Both are worth checking on the day of the deal.
Sansiri PLC is a Thai public company with its head office on Sri Ayudthaya Road in Bangkok. Its 2024 report lists eighteen Anasiri estates, and this is the only one in the south of the country. The rest stand in Bangkok and its suburbs, Ayutthaya, Khon Kaen and Chiang Mai. Together with three of them, Anasiri Paklok brought the company most of its mixed-product revenue for 2024.

Where the developer contradicts itself
- The project page gives the starting price as ฿5.39 million, while its own description for search engines and social networks says ฿4.59 million.
- The summary on the project page places the house in Thalang subdistrict of Pa Khlok district, while the brochure and the annual report say the opposite: Pa Khlok subdistrict, Thalang district.
- The 186 sq m house type is written MILLEY in the brochure and Millet on the project page.
- Plot area: the brochure header gives 50-3-63.5 rai, its legal footer approximately 50 rai, and the annual report as of 31 December 2024 gives 50-3-63.
- Plot per house: the header of the English brochure gives 35–70 square wah, the Thai edition prints 3–70 square wah in the same place, and by type it names 35 square wah for Quinoa and 50 each for Barley and Millet.
- The project page marks a ground-floor bedroom for Quinoa and Millet but not for Barley, although the Barley ground-floor plan draws one.
