About the project The Standard Residences, Phuket Bang Tao

The Standard Residences, Phuket Bang Tao is a condominium in Cherngtalay sub-district, Thalang, on Phuket, in the Bang Tao area. Six residential buildings of seven storeys hold 188 apartments on a plot of 20,086 sq m, or 12-2-21.5 rai, with about 4,418 sq m given over to common property. Work began in June 2024 and handover is planned for December 2026. The developer is Boavista Lifestyle Residences Ltd., and the building carries The Standard name under licence.

There are six layouts. The 1 Bed measures 75 sq m; the two-bedroom types are 2 Bed-M at 100 sq m and 2 Bed-L at 117–120 sq m; the three-bedroom types are 3 Bed-M at 167 sq m and 3 Bed-L at 168–172 sq m; the duplex runs 301–312 sq m.

The one-bedroom has a single bathroom, and a partition rather than a solid wall screens its sleeping area, stopping short of the windows. In 2 Bed-M and 2 Bed-L the bedrooms sit behind walls with doors and there are two bathrooms. 3 Bed-M and 3 Bed-L each hold three bedrooms and three bathrooms. The developer puts two to six apartments on a floor.

The duplex occupies two levels. The lower one takes the double-height living and dining room, a study, a service kitchen, a maid's room, the third bedroom, a barbecue area and a private pool on the terrace. The upper one takes the master bedroom with its walk-in closet and the second bedroom, with the living room left open to the floor above.

The courtyard carries a 25-metre saltwater pool and a lagoon. The fitness centre looks out onto the garden, and the spa rooms are laid out for one guest or two. Alongside them sit a pickleball court, a private cinema with a minibar, a lobby, a residents-only area, gardens and a multi-purpose room. Service is hotel-style: concierge and security around the clock, buggy and shuttle on the grounds, and on request housekeeping, laundry, food and beverage delivery, a personal trainer, a therapist, baby sitting, workshops and private events.

The address on the title documents is Pasak-Koktanod Road, Cherngtalay, Thalang, Phuket 83110, and the land is held under title deed 73160. The environmental assessment has been approved, the construction permit issued, and building is under way.

Boavista Lifestyle Residences Ltd. is registered in Bangkok under number 0105566125190, with paid-up capital of ฿1 million. It uses The Standard name under an agreement with Standard Asia Co., Ltd. Neither Standard nor Central Group is a co-developer, partner or endorser of the project. The licence is not perpetual: it may end without notice to unit owners and without their consent, at which point the name comes off the building and the developer may put another brand on it.

Features of the complex

The licensor left the Sansiri group in 2024: Standard Asia Co., Ltd. was a Sansiri subsidiary until 2024. In Sansiri's 2024 annual report it appears in the subsidiary table with a dash as at 31 December 2024 against 100% a year earlier, footnoted as control lost during the year. In August 2024 the group agreed to sell The Standard hotel business to Hyatt, and the sale closed on 1 October 2024. Sansiri's own project list does not include this development — only The Standard Residences Hua Hin appears there.
The entry for the building in Thailand's ONEP register: The register lists the project as ‘เดอะ สแตนดาร์ด เรสซิเด้นซ์ ภูเก็ต’, report 256703-14. The environmental assessment was approved by letter ทส.1009.5/11954 dated 5 July 2024.
Construction progress published monthly: The developer posts completion percentages across seven work categories plus site photographs for every month from March 2025 onwards, with only March 2026 missing. As of August 2026: structure 95%, architectural work 91.73%, facade 84.56%, external works 79.91%, MEP 87.12%, interior 67.48%, lifts 93.45%.
How a typical floor of Building A is made up: Floors 3 to 7 of Building A hold six apartments: 172, 120, two of 100 and two of 75 sq m. The first floor of that building holds four, the duplex among them.
A bathtub on the terrace in the smaller formats: In the one-bedroom and in the 2 Bed-M two-bedroom the bathtub sits out on the open terrace. Both floor plans draw it inside the OUTDOOR TERRACE area, and the developer's own description says the same. In the other formats the tub is in the master bathroom.
Private gardens for the ground-floor 3 Bed-M: The 3 Bed-M 167 sq m drawing marks two plots as GARDEN, adjoining the unit on two sides. The developer describes this format as the one with garden access.
Owner discounts across the hotel chain: The Friends with Benefits programme gives owners up to 25% off stays at The Standard hotels worldwide and 10–15% at the chain's bars and restaurants in Thailand, 5% at Mott 32. It also opens access to the chain's events. The terms hang on the licence agreement staying in force, which the developer itself warns may not happen.

Where the developer contradicts itself

The floor-plan labels contradict the unit table. On the Building D plans a 117 sq m home is labelled “3 Bed-L”, while 117 sq m in the table belongs to 2 Bed-L. The 3rd–7th floor plan of Building E reads “3 Bed-M 172 sq.m.” against 167 sq m in the table, and the same 172 sq m is labelled “3 Bed-L” in Buildings A and F. The ground-floor plan of Building C carries a “Duplex-L” code that the table does not list at all. The areas on this page come from the table, and the drawings are published as they are, unaltered.
Buildings A and F were issued with identical sheets — they differ only in the direction of north.
The upper bound of the duplex area was 313 sq m in the February 2024 brochure and is 312 sq m in the current unit table.
In February 2024 the developer wrote that the environmental assessment was still to be obtained; Thailand's ONEP register shows it approved on 5 July 2024.
