Grand Solaire Noble

Grand Solaire Noble is a 50-storey tower on Pattaya Third Road, 800 metres from the sea and a couple of hundred metres from the city centre. The plot is almost 8 rai, the developer is S.L.R Development (registration no. 0205561042805), and completion is set for the end of 2028. There are 936 apartments on sale, from 4.03 million baht at the entry point to 121.5 million at the top.

The building is built out of small formats: 287 studios and 582 one-bedroom apartments make up 93% of everything on offer. There are 48 two-bedroom units, 11 three-bedroom ones and eight apartments with four bedrooms. Areas on sale run from 28 to 144 m²; the standard one-bedroom comes in three sizes: 34, 43.5 and 52 m². Ceilings are three metres throughout, and residential floors start at the fifth.

The shared space is split vertically. At the bottom there is a nine-metre-high lobby, a coffee shop, a restaurant, a retail gallery and a co-working area — the ground floor works as a street rather than a passageway. At the top there is a glass skywalk along the roof edge and a cocktail lounge looking over the Gulf of Thailand. In between are the gym, sauna and steam room, a games room, a kids' club and sports courts.

Third Road is working Pattaya, with shops and transport under the window rather than a resort shopfront: the sea is eight hundred metres of built-up streets away, the lower floors have no gulf view at all, and it is worth looking above the middle of the tower for one. The public materials carry no legal detail: no chanote number, no foreign quota share, no maintenance fee, and the handover date is given only as a year.
